Green Roof Terrace The Green Roof Terrace collects rainwater runoff, helping to conserve water, reduce the building's heat island effect and provide greater insulation. Low-growing plants provide aesthetic interest. Hidden solar panels heat the water supply.

Local Building Materials Over 30% of all building materials were sourced from within 500 miles of the facility, one of many requirements for LEED^® certification. Using indigenous resources reduces the cost and environmental impact of transporting materials over long distances.

Building Material Reuse and Recycling The redevelopment project focused on minimizing waste and debris going into landfills. During the project, the company diverted over 77% of all construction waste and debris. An example of reuse is material from the old asphalt roadways was used to create the new walking path.

Sustainable Menu The headquarters building Café menu offers 70% organic food selections and uses locally grown vegetables. As part of the company’s commitment to the Toledo community, the full-service commercial kitchen supports local farmers and other local food sources.

Building Automation Systems Automated energy system controls enable the headquarters facility to support sustainability efforts. Energy consumption is monitored electronically throughout the facility for maximum efficiency. Lighting and temperature systems are controlled based on occupancy, space use, time of day and outdoor conditions.

Retention Pond The pond collects water runoff from rain and snow melt. The water in the pond is then used to irrigate the property, minimizing impact on the local aquifer and municipal water treatment systems.

Solar Field The redevelopment included the addition of a 250kW photovoltaic solar array that covers 1.6 acres and will produce 20% of the headquarters building's annual electricity requirement.

Daylighting/Light Harvesting Large spans of glass supply plenty of natural light, reducing the need for electrical lighting. The building is equipped with a light harvesting system that senses the amount of natural light present and dims electric lights accordingly.

Skylights and Highly Reflective Roof Skylights allow for ample natural light and reduce the need for artificial light in the building. The lightly colored roof materials reflect the sun’s rays, reducing the heat gain in the building and lowering overall energy needs.

Thermal Storage (Ice Tanks) The headquarters building includes a state-of-the-art HVAC system with integrated thermal (ice) storage to help reduce overall energy use and ensure indoor temperature comfort.

Sustainable Building Materials Health Care REIT used many sustainable building materials in the headquarters project. Much of the wood used in the redevelopment was certified by the Forest Stewardship Council (FSC), a group that promotes responsible management of forest resources.

Ongoing Recycling Efforts Health Care REIT actively manages waste generation, collection, diversion and disposal. All waste goes to the Centralized Recycling Area (CRA) beneath the main building. Waste streams are weighed separately and tracked using a program that provides feedback to building occupants, reinforcing sustainability efforts.
